    Our Goal

    Our Commitment

    Our Goal

Our goal as your Home Inspector is to help you understand the condition of the property, and to  uncover any structural, mechanical, or safety issues that may go unnoticed or not be visible to the naked eye.  We aim to give you peace of mind about your investment, helping you feel confident in your purchase/sale decision.

During & after the inspection, we will inform you of the home's systems and maintenance needs to equip you with the knowledge for future upkeep.

If we find any issues or concerns, this information will be provided in a timely manner so you can be informed during negotiations, allowing you to address repairs or potentially adjust the purchase/sale price.  After the inspection, you’ll receive a comprehensive report that outlines our findings in less than 24 hours.

    Additional inspection services

    New Home Construction Inspection

Our new home construction inspections are designed to identify any defects or issues in your new home before you move in.

    1st Phase / In Construction:

We inspect the presence of mechanical and electrical chases, plumbing lines, steel in footing, general size of footings, vapor barriers, etc.

      2nd Phase / Mid Construction:

We look at all the rough trades; electrical, mechanical, plumbing and framing.  Identify any major concerns that could delay move in ready date.

    3rd Phase / Construction Complete:

A complete and thorough evaluation of the home for the purposes of establishing a “Punch List” for the Builder.

*Cosmetic items need to be addressed by the Client to be included in the report*

    End of Warranty Inspection

This is also called the 11 month inspection or the one-year inspection for some builders, which allows the homeowner to have any blemishes, flaws, or issues remedied. Before that one-year is up, you would want to hire a home inspector to investigate the home for anything you might not have noticed or see is happening.

This kind of inspection is a full look at your home from foundation to flue, and everything in between. Some inspectors only look at individual items or offer limited inspections. Make sure you know what you’re getting and opt for a full evaluation of the house.

    Pre-Listing Inspection

A pre-listing home inspection is a home inspection that is requested by the seller once they decide to list their home on the market.

This is relatively uncommon – while most buyers will hire their own home inspector before purchasing a home, far fewer people invest in a pre-listing home inspection, as it is not required when selling a home.

However, a pre-listing home inspection can be a valuable tool to help you learn which parts of your home may need to be repaired in order to sell it quickly.

Advanced Pool Safety & Security Inspection

Our pool safety and security inspections are designed to ensure that your pool is compliant with all relevant safety regulations and confirm the status of equipment in operation. This includes a thorough evaluation of  fencing/barriers, ladder/stairs & handrails, drains/covers, electrical system &  equipment, walkway/deck, and alarms. We provide you with a detailed report outlining any issues and providing recommendations on how to rectify them.

    Pre-Purchase Building Inspection

Our pre-purchase building inspections are designed to help you make an informed decision when buying a property. We provide you with a detailed report that outlines the issues and provides recommendations on how to rectify them.

This is done to determine if there are any serious safety issues, undisclosed repairs, or code issues with a home that you may be interested in before buying. Hiring a home inspector helps you uncover issues that you may not notice on your own, even when you look at a home thoroughly.

    Divorce / Separation Property Inspection

Protect yourself and your loved ones before assets are distributed in the aftermath of a separation. Necessary repairs and renovations can be expensive, discover those concerns ahead of time, protect your family, and ensure a balanced distribution of assets. Call to schedule an unbiased inspection for your home today.

    Rental Property Inspection

Rental inspections are recommended for several reasons. This  service will assist home owner's in protecting their investment, and enhance tenant satisfaction while limiting risk & liability.

     1. Maintenance: Inspections allow landlords or property managers to identify any maintenance or repair issues in the rental property. This helps ensure that the property remains in good condition and any necessary repairs can be addressed promptly.

    2. Safety: Inspections help ensure that the rental property meets safety standards and regulations. This includes checking for potential hazards such as faulty wiring, leaky pipes, or non-functioning smoke detectors.

    3. Compliance: Inspections can help ensure that the rental property complies with local building codes and regulations. This includes checking for proper ventilation, adequate lighting, and other requirements specific to the area.

    4. Tenant Satisfaction: Regular inspections provide an opportunity for landlords or property managers to address any concerns or issues raised by tenants. This helps maintain a positive landlord-tenant relationship and ensures that the tenants are satisfied with the condition of the rental property.

    5. Legal Protection: Inspections help protect both landlords and tenants from potential legal disputes. By documenting the condition of the rental property through inspections, it becomes easier to resolve any disagreements regarding damages or maintenance responsibilities.

Overall, rental inspections are recommended to ensure the safety, maintenance, compliance, and satisfaction of both landlords and tenants.

    Moisture Intrusion & Mold Inspection

Our inspectors will attempt to source your moisture intrusion or moisture migration, document any current and/or potential adverse affects via moisture meter, high resolution infrared thermal imaging, and visual inspection.

We are also able to collect air or swab samples for the presence or amplification of microbial organisms.

    Building Defects Inspection

Our building defects inspections are designed to identify any structural and/or cosmetic defects in your property. We provide you with a detailed report that outlines the issues and provides recommendations on how to rectify them.
